*Sample Interview Questions & Model Answers*
These questions are tailored specifically to the qualifications (ACA/ACCA/MBA), systems (SAP ERP), and domain (Real Estate Housing Schemes) demanded in this vacancy notice:
Revenue Recognition in Real Estate (IFRS 15):
Question: How do you account for property sales, developmental progress milestones, and customer installment plans under IFRS 15 (recognizing revenue over time versus at a point in time)?
Model Answer: Under IFRS 15, if the customer obtains control as the asset is developed and the developer has an enforceable right to payment for performance completed to date, revenue is recognized over time using input methods (e.g., cumulative development costs incurred relative to total estimated project costs). Otherwise, revenue is deferred and recognized at the point in time when physical possession or title deed is formally transferred.
SAP ERP Implementation in Real Estate (RE-FX & FI/CO):
Question: What experience do you have integrating SAP FI/CO with Flexible Real Estate Management (RE-FX), Project Systems (PS), and Materials Management (MM)?
Model Answer: In housing societies, SAP RE-FX manages master property units (sectors, streets, plots, commercial plazas), contract management, and installment billing schedules. It integrates with SAP PS to capture civil construction costs and with SAP MM to monitor construction material consumption, flowing into FI General Ledger and CO Cost Centers for profitability analysis.
Borrowing Costs & Asset Capitalization (IAS 23 & IAS 2):
Question: How do you treat interest on loans acquired to finance land development and expressway road networks?
Model Answer: Under IAS 23, borrowing costs directly attributable to the acquisition or infrastructure development of a qualifying asset (which takes substantial time to get ready for intended sale or use) are capitalized as part of developmental inventory (IAS 2) until substantial physical development is finalized.
Tax Withholding & FBR Compliance (Sections 236C, 236K, 153):
Question: Explain the withholding tax obligations for property transfers and vendor payments in Pakistan.
Model Answer: Under Section 236C, advance income tax is collected from sellers/transferors of immovable property, while Section 236K applies to purchasers/transferees based on their Active Taxpayer List (ATL) status. Vendor service/supply payments require tax deduction at source under Section 153, along with provincial sales tax on services (PRA/ICT).
Customer Receivables & Ageing Analysis for Property Installments:
Question: How do you conduct ageing analysis on residential plot installments, and what criteria determine default provisioning?
Model Answer: Installment receivables are aged into buckets: 0–30 days, 31–60 days, 61–90 days, and 90+ days past due. In accordance with IFRS 9 (Expected Credit Loss), overdue installments are assessed based on historical recovery rates, surcharge penalty collections, and society policies regarding plot restoration or cancellation.
Contractor Escrow, Retention Money & Interim Payment Certificates (IPCs):
Question: How do you audit contractor IPCs and manage retention money during large-scale civil earthworks?
Model Answer: IPC verification requires cross-checking measurement sheets certified by the resident engineer against bill of quantities (BOQ) contractual rates. Retention money (typically 5%–10%) is withheld from each gross invoice to cover the Defect Liability Period (DLP) and released only after the final completion certificate is issued.
Master Budgeting & Infrastructure Variance Analysis:
Question: How do you structure developmental capital budgets for newly launched phases (e.g., Phases 6 & 7)?
Model Answer: Capital budgets are broken down into work packages: land acquisition, earthworks, sewerage networks, electrical grids, road surfacing, and overheads. Monthly actuals generated via SAP are compared against baseline budgets to compute variance percentages and recommend corrective allocation measures to the Board.
Cash Flow Forecasting Amidst Installment Cycles:
Question: How do you manage cash flow liquidity when contractor bills mature faster than quarterly customer installment receipts?
Model Answer: By preparing dynamic 13-week rolling cash flow projections that map expected installment collections against contractor milestone schedules, ensuring contingency credit lines are available to avoid developmental standstills.
Handling Internal & External Audits for Statutory Accounts:
Question: What is your protocol when external Big-4 auditors review the valuation of unallocated land banks and society development commitments?
Model Answer: Maintain complete audit trails including land registry deeds, independent surveyor valuation reports, board approvals, and updated liability provisions for future infrastructure commitments, ensuring transparent disclosures in note schedules.
Executive Presentation & Financial Metrics for DHA Management:
Question: Which financial metrics and analytical dashboards do you present to senior management to assess phase feasibility?
Model Answer: Executive dashboards focus on Net Present Value (NPV), Internal Rate of Return (IRR), payback period, cost per square yard developed, collection efficiency ratio, and gross margin per sector.
